Why Wishbone for developers and multi-family

A developer buys site furniture twice: once to satisfy a condition of approval, and once more through the strata when the first choice did not last. We would rather be the first purchase.

The pattern in what developers order from us is unusually clear. Bike parking first, then seating, then waste. And bike parking is growing faster than anything else we sell. We shipped 235 bike racks in 2019 and 541 in 2024. Municipal bike parking ratios in rezoning conditions are most of the reason.

Bike parking is a compliance item before it is an amenity

A building does not get its occupancy permit because the racks looked nice in the rendering. What is worth knowing at specification stage is that the rack has to satisfy two different readers: the city, which counts spaces and checks dimensions, and the resident, who will use it daily and will chain to a railing instead if the rack is awkward.

Matching what the city already approved

The most common avoidable problem we see is a development that furnishes its public realm in one language and abuts a streetscape furnished in another. If the municipality has standardised on a bench, matching it is usually cheaper than the alternative and always easier to approve. We supply 175 municipalities, so there is a reasonable chance the standard next to your site is already something we make. Ask before the furniture package is priced.

Strata handover is the real durability test

An amenity deck is maintained by a developer for two years and a strata council forever. The furniture that survives that transition is the furniture that needs nothing. No annual staining, no proprietary fastener, no part that ships from overseas.
